Before You Start: The One Decision That Shapes Everything

Before you think about kitchens or wardrobes, you need to make one foundational decision: are you going to use a single contractor for the whole villa, or are you going to manage separate contractors room by room?

This is not a minor question. It determines your timeline, your scope clarity, and the final result.

The kitchen is the room where the difference between catalogue and custom is most visible and most felt, every single day. None of that gets accommodated properly by catalogue cabinetry designed for a European apartment.

What to design first

Before any cabinet door is chosen, the kitchen layout has to be locked. This means deciding:

Room 2: The Majlis

The majlis is the most distinctly Saudi room in any villa. It is where guests are received, where family gatherings happen, where the first and most lasting impression of the home is made. In most Saudi villas it is also the largest reception room and the one guests see before anything else.

A poorly designed majlis with catalogue sofas that are the wrong scale for the room communicates something about the family that no amount of expensive rugs can fix. A well-designed majlis with custom seating built to the dimensions of the room, upholstered in fabric chosen by the family, and integrated with the architecture of the space communicates exactly what it should.

What makes a majlis work

Room 3: The Master Bedroom and Wardrobe

The master bedroom is where most Saudi villa owners lose the most space to poor decisions. The standard sequence goes like this: the civil contractor finishes the room, the owner buys a bed frame and two wardrobes from a furniture showroom, and discovers three problems. The wardrobes do not reach the ceiling, leaving a dust-collecting void above them. The space between the wardrobe and the window is an awkward 40cm that cannot be used. The internal layout does not match how the family actually stores clothing.

Walk-in closets in Saudi villas range from 8 sqm to 30 sqm. The most common planning mistake is treating the walk-in as an afterthought after the bedroom layout is finalised. The correct sequence is to plan the walk-in first, since it determines whether the bedroom has enough space for the bed and seating area. A well-planned walk-in includes an island unit for folded storage and accessories, a full-length mirror wall, a dedicated shoe display section, integrated lighting, and enough circulation to open all drawers and doors simultaneously.

 

 

 

Room 4: The Living Room and Family Seating Area
